What does reaLeaDs do?+
reaLeaDs is a set of pay-as-you-go tools for real estate and research teams: Florida Company Lookup pulls officers and entity details from state records, Simple Skip Trace looks up contact information for mixed lists of people, LLCs, and trusts, "Find the Owner" identifies the likely owner of a property and skip traces them, and "Auction List" provides a list of scheduled auctions for select counties either for instant download or enriched with owner and contact info to your email.
What is Florida Company Lookup?+
Upload a list of Florida companies and we look them up against state records. Results may include officers, registered agents, principal and mailing addresses, status, and filing information where the state publishes them. $0.15 per company found, no charge on rows where nothing is returned. Coverage depends on what is in the public record.
What is Simple Skip Trace?+
Upload a mixed list of people, LLCs, and trusts and we provide you with detailed entity information for Florida Companies, plus the contact information for one person per property and company. We charge $0.25 per contact found, $0.15 for entity-only matches, no charge for rows where nothing is returned. Results returned may vary. UPLOAD of NON FL Companies IS POSSIBLE, contact information may be less accurate.
What is Find the Owner?+
Upload a list of properties and we identify the likely owner from public records, then run skip tracing on that owner. The emailed file comes back with one property owner and their contact information (where available), alongside every column from your original list. Hit rates may vary.
What is the Auction List?+
In our "Build your List Auction" section, we offer an instant download plus an emailed copy of the upcoming auctions in select states and counties. Rows may include case number, judgment amount, plaintiff max bid, assessed value, parcel ID, and similar fields where the county publishes them. If you choose to enrich the list, the enrichment runs in a single pass and the enriched file is delivered together with the raw auction columns.
How does pricing work?+
Per-result, pay-as-you-go. No subscription and no account. If a row returns nothing, you are not charged for that row. We place a temporary hold based on your file size, then the final charge reflects the actual results.
Is there a minimum?+
Yes. There is a global $0.50 minimum order across every product.
What file formats can I upload?+
CSV and Excel (.xlsx, .xls). Each product walks you through mapping your columns so we know which field is which before checkout.
Will my original columns survive?+
Yes. Every column from your uploaded file is echoed back in the result workbook alongside the enriched columns, so you can keep your existing notes, tags, and IDs.
How are results delivered?+
Results are emailed as an Excel workbook with separate tabs for your original list, the results, and a summary. The Auction List also offers an instant download in the browser. Results will also be sent via secured link via email as back up.
Which states are covered?+
Florida is fully supported across every product. Simple Skip Trace and Find the Owner accepts entries for every state. Coverage for company lookup outside Florida is rolling out.
How is payment handled?+
Payments are processed by Stripe. We do not store card numbers or any other payment credentials on our servers.
